At an open house, you may put us down on the sign-in sheet as your broker. It helps to ensure that you have representation by our brokerage at every part of the home buying process, then you can have a peace of mind about the buyer rebate coming your way at closing.
BRING YOUR AGENT TO THE FIRST VISIT OF NEW DEVELOPMENTS
If you are not represented on your first visit to new developments, the developer will not agree that your agent gets the credit nor agree that your agent was involved in the initial sale. This takes away the ability for an agent to offer you a buyer’s rebate.
The developer has good reason to keep the commissions in-house because they have full time sales representatives on a set salary. In addition, they spend good money on marketing the new development projects.
AVOID DUAL AGENCY TO GET A BUYER REBATE
If you make a bid on a house to the listing agent by yourself without any agent representation, you may have established an implied agency with the listing agent. The listing agent will act as a dual agent for you and the seller, but with loyalty only to the seller. At this point, it may be difficult to get a buyer rebate.
