Model homes are often shown to potential buyers for condos and homes that have not yet been completed. Once completed, the condos and homes are generally delivered without the full furnishings and same appliances as the model homes.
When viewing the models regardless of the listed prices, ask how much the model unit would be with all the furnishing and appliances you currently see in it. Sometimes the developer will use better furniture, appliances, contractor materials on the model while using lower priced materials on a lower priced priced unit. The developer will let you know if the model is an upgrade when asked. Then you get to decide if you want the upgraded interiors and appliances by paying more and remember to get the agreed delivery of upgrades signed.
Get an idea of the retail prices of the upgrades to prevent the developer from overcharging. Negotiate for better prices with the retail prices in hand, or you can hire your own contractors to complete the upgrade at a lower cost than what the developer quotes you.0
Consider the upgrades carefully. Does the upgrade increase of decrease resale value? Is the basement swimming pool going to be a hit for buyers when you are ready to sell your home? Upgrades are not refundable, the cost of adding a pool to the basement is not refundable once the work is initiated or completed.
What will be the property taxes once the home is built? This information will be available at the local tax board.
