Some houses are sold directly by owners in Flushing Queens when owners prefer to do everything themselves without involving real estate agents. On average, 5-6 percent of all Queens homes are FSBO. Agents generally may not show these FSBO homes as they may not be paid a commission by the seller if the buyer has not signed a buyers representation agreement. An agent may elect to not work on the FSBO if the seller nor buyer could accommodate the agent’s request on receiving a commission fee.

The two seller types that a buyer may encounter are someone who is willing to negotiate a lower price because they will be saving on not having to pay a broker’s commission fee, and the other type is someone unwilling to negotiate because they have spent an enormous amount of time and energy to advertise and show their house by themselves. If the seller seems unreasonable and haven’t done enough research on pricing and seller’s responsibilities, be aware that a deal with such a Queens FSBO seller situation could fall apart.

Going into a FSBO with the understanding that they may be one step away from a a foreclosure or a short sale, will help the buyer understand what to expect. Emotions could run high for the sellers since they don’t have an agent who could handle the deal without sentimental attachment to the house.

If the Flushing FSBO home is your dream home and you must have it, then by all means work with a lawyer and title company to facilitate the purchase agreements and closing.
