Real estate agents have full access to MLS information that is not available to the general public. Agents can see a home’s offers and offers that fell through, plus a complete listing history with different brokers even if the public MLS information only indicates that the home is newly listed.

If a home is on the market for 30 days and the MLS data available to agents indicate that is was listed with another broker 1 year ago, this is a good spot to infer that the previous listing was overpriced and question the current broker whether the homeowner is more flexible on price negotiations if a bid is made.

If previous offers fell through, a buyer agent will ask the listing agent why. Did something bad show up in the home inspection? Did the homeowner do something to jeopardize the previous deal?
